Over the past few months, one thing has become increasingly clear: hospitality development isn't slowing down—it's becoming more strategic.


We're seeing owners prioritize:


• Renovations that deliver the greatest impact on guest experience.

• Adaptive reuse and brand conversions over ground-up construction.

• Earlier budgeting and procurement involvement to protect project schedules.

• Greater scrutiny of every FF&E dollar while maintaining design intent.


At the same time, procurement has become more complex.


Lead times continue to vary by product category. Tariffs and changing material costs require constant monitoring. Manufacturers are adjusting production strategies, and projects that wait too long to procure critical items often lose flexibility on both pricing and schedule.


What hasn't changed is the importance of collaboration.


The most successful projects we're involved with bring procurement into the conversation early—not simply to place purchase orders, but to validate budgets, identify procurement risks, explore value engineering options that respect the design vision, and provide owners with clear, transparent reporting throughout the project.


After more than 35 years in hospitality FF&E procurement, one lesson continues to prove true:


Procurement isn't just about buying furniture. It's about protecting the owner's investment while helping designers and project teams deliver the experience they envisioned.
